Tips For Selling Your House

Before you place your house on the market, have it professionally "staged" by ShelterStyle.com. It will sell faster – and for more money.

Leave the house while it is being shown, so buyers can talk freely.
People hate dark houses, so open every curtain or shade fully. Turn on every light in your house when you know it is being shown.
While you might not think you have "house-a-tosis", others will. Light a scented candle, put a pop-up air freshener inside your return air grille, crack windows. Place an air freshener inside each closet of your home.
If you have too many paintings hanging on the walls or have family photos everywhere and family photos hanging down hallways, go ahead and box them up, fill the nail holes, and paint. Buyers see filling nail holes and paint in their future! Plus, they have a hard time visualizing themselves in your house. So they might move on to the house next door instead.
Buyers will open your closets and drawers. So weed out those clothes now that you can't wear. Make your closets look neat and tidy-- and thus larger. Leave space between each hanger. The idea here is: "this closet is so large I cannot even fill it." If your closets are neat, then buyers will think you have maintained the house neatly as well. And don't forget to conceal a pop- up air freshener in each closet, too.
Simplify, simplify. You have to start packing anyway – so start now. Simplify countertops in your kitchen and every tabletop in the house. Declutter every surface now, so the prospective buyers can visualize their stuff in your house. Make sure the kitchen and bathrooms smell clean and are clean, clean clean.
Look in your food pantry. Wipe down the shelves and neaten it up. If walls are scuffed, paint the interior of the closet.
Walk around your house with a "mother-in-law's eye". Nit-pick everything to death. Fix what needs fixing. Throw out old magazines, newspapers, and clutter.
De-clutter. Don't have a lot of small items everywhere. One or two large objects on a table look far cleaner and more dramatic.
De-personalize. Remove pictures of the family. Put away all personal items, such as toothbrushes on the vanity, shampoo and that razor in the shower. These are definite turnoffs. Stash out of sight any religious art and objects and anything that could possibly be offensive to a stranger. That means animal taxidermy mounts, too.
Think "model home". Eliminating your personality allows people to visualize themselves in your space.
Carpet should be beige, or very neutral. If the carpet is royal blue or dark brown, it should be replaced with beige.
Neutralize walls. Walls should be a warm camel or warm beige.
Remove wallpaper. Paint over wallpaper that's too cute, too sweet, foil or too wildly colorful.
Replace towels. Buy new towels for the bathrooms. Put them out for show, not for use. When you move, you'll already have new towels for your new home.
Keep the house clean. Who wants to buy a dirty house?
And lastly, removing your personal items and objects you love will help you detach yourself from the house. It won't feel as much like home, and you'll be ready to move on.
